  • Detailed quantity take-off cost estimating from plans, creating request for proposals (RFPs) and compiling trade partner bid to determine project budget schedule of values

  • Value Engineering to assess construction documents for material specifications and design details that have cost saving or value-added alternatives.

Permit and Regulatory Assistance

  • List and compile permit application required documents, submittal packages, and the review agency’s process and key stakeholders

  • Highlight code and zoning requirement concerns or potential community concerns. As needed, provide contingency plans to mitigate risk to development

​Project Management

  • Cost Management: Budget development, schedule of values and work in progress (WIP) cost reporting. When applicable, cost controls, change management and cost to complete forecast reporting

  • Schedule Management: Milestone development, stakeholder calendar day constraints and objectives, phasing plans and sequence diagrams for complex construction or tight deadlines. Detailed Gantt charting construction schedule with trade partner buy in and accountability highlighting critical path items

Communication & Document Management

  • RFIs: Lead communication with design teams and owners typically for finishes sections, gaps in construction documents or design clashes with existing conditions.  

  • Reports: Client month-end cost and progress reports. Daily log reports inspections, deliveries, trades & site visits and progress photo log.  

  • Meetings: Progress communication tracking like meeting agenda, minutes and flow up accountability. 

  • Decision Tracking: log key decisions made through various forms of communication typically for selections and finishes like tile or lighting fixtures.  

  • Document Controls: Ensuring only current construction documents; plans, shop drawings, specifications, schedule, products data sheets are accessible.  

  • Owners Documents: Collect and file product warranty, user manual, maintenance manual information. Maintain as-built plans and construction photos

Material Procurement

  • Long lead items easement.

  • Finishes & Selection Management: Compile and present options then order, receive, inventory & store fixtures, finishes, equipment & furniture​​
